A Model Transformation
From blighted to beautiful: Village at the Peaks in Longmont, Colorado is a model for transformative redevelopment.
The 650,000-square-foot Twin Peaks Mall opened in August 1985, but in the 2000s deteriorated due to the growth of nearby competition. Despite a location at one of Longmont’s busiest intersections with stunning mountain views, by 2013, the project was 90% vacant, attracted just 357,000 visits annually, and even appeared on the deadmalls.com website.
NewMark Merrill Mountain States bought the mall and razed it to create a 450,000-square-foot, $85 million landscaped town square with tenants that resonate with today’s shoppers. Whole Foods Market, Regal Cinemas, Gold’s Gym and Sam’s Club join more than 30 local, regional and specialty merchants and unique services, as well as play areas and a river rock fountain. Reopened in 2016, the renamed and reborn Village at the Peaks is more than 96% occupied, sees more than 3 million visits yearly and has become the soul of the Longmont community as it hosts events and activities year-round.
